- Parking Deck Redevelopment — Located at 137 North Gay Street, the redevelopment of the Auburn municipal parking deck would include a new, expanded parking deck, which would add more than 400 new public parking spaces to the downtown area, a boutique-style hotel with 90–130 rooms, a 28–31,000-square-foot urban-grocery, 10,000 square feet of conference space and 4,000 square feet of retail and restaurant space. The parking deck redevelopment is in the process of being approved by the city council. Construction would begin in January 2017 with an expected completion date of Summer 2018, according to Economic Development Department officials.
- Hyatt House Redevelopment — Located at 312 North Gay Street, a new development slated to replace the existing Hyatt House apartment complex will include a a climate-controlled storage facility and 8,050 square feet of retail space, according to Planning Commission documents. During its initial approval before the city council, the redevelopment was planned to include a fast-food restaurant. The Hyatt House redevelopment has been approved by both the planning commission and the city council.
- Checkers Redevelopment — Located on the 200 block of North Gay Street, the redevelopment called The Standard would include several lots, including the lot on which Checker's and Fink's Bar and Grill sat before they closed earlier this year. Plans for the development were not submitted to the planning department before the deadline for the city council's new moratorium, thus the development has not been considered for approval. According to the attorney for the site owners, Charlie Beavers, the Standard would have included ground-floor retail and four additional stories of apartment housing. The site is included in the downtown urban-core zoning area, in which student-oriented apartment housing will most likely be banned.
